Is 2021 Still Opportunity to Buy Low-Priced Properties?

Many experts have said that last year was a good time to invest in real estate as many properties have been sold below the market price due to the pandemic. However, the pandemic has continued into 2021, and the situation has currently deteriorated given the recent surge of community outbreak.

Some analysts have estimated the market will probably stay stagnant until the third quarter of 2021 or possibly continue to worsen if the situation is not brought under control. Thus, is 2021 still an opportunity to buy real estate at a lower price?

Managing Director of CBRE Cambodia Ann Sothida believes that buying low-cost real estate remains an opportunity in 2021, but buyers need very strong cash flow.

“There are still some properties on sale, maybe 30% to 50% below market price, but you must have a lot of cash. In such circumstances, you should not expect to invest with a bank loan,” said Mrs Sothida.

However, she also advised buyers to carefully study their cash flow before making a decision as it will be a long-term investment.
