Cambodia’s Home Loans with Bank Reach USD 6.78 Billion as of 2024: NBC Report

In a recent report, the National Bank of Cambodia announced that as of 2024, the country had seen a significant surge in home loans, totaling over USD 6.78 billion, marking a 12.5% increase. This figure represents 12.5% of the total loan volume in Cambodia, which stands at USD 54.3 billion.

The report highlights that loans related to real estate trading accounted for 11.6% of this total, equating to approximately USD 6.29 billion. Additionally, the construction sector has also shown considerable financial movement, receiving loans amounting to USD 5.26 billion, or 9.7% of the overall loan volume.

Microfinance institutions played a vital role in the construction sector as well, extending loans amounting to USD 355 million, which constitutes 6.7% of the total microfinance loans of USD 5.3 billion.

Despite the positive trends in home loans, the construction sector’s growth has decelerated, experiencing a modest increase of 0.5% in 2024 compared to 0.8% in 2023. The sector’s growth has been bolstered by significant public projects, including roads, bridges, and airports. Notably, imports of construction materials and equipment surged by 33.2%, a stark contrast to the 4.6% growth recorded last year.

The real estate market has shown mixed signals, with a slight growth of 0.2% in 2024 following a decrease of 0.6% in 2023. While condominium sales soared by an impressive 35.5%, sales of residential properties—comprising flats and both semi-detached and detached villas—plummeted by 12.5%.

In terms of housing price trends, the Cambodian Residential Price Index (RPPI) revealed an average decline of 0.2% compared to 2023. Prices in Phnom Penh and surrounding provinces dropped significantly, with decreases of 1.8% and 1.6%, respectively.

As Cambodia navigates economic challenges and opportunities, these figures reflect the evolving landscape of its real estate and construction sectors, illustrating both growth potential and areas that require close attention.
