Construction Management: Future Needs in the Construction Industry

The Empire State Tower was built in 1931, and ever since countries have built skyscrapers, high rise condominiums and commercial offices. This has created the need for good construction management and RCA is providing the basic needs for fundamental construction management. There are 4 major subjects of study that RCA provides: Procurement, Tendering, Construction Technology, and Site Management.

Procurement is important to Construction Management because builders will need to know the Contract Relationship between the developers and the contractors. The contract will be either in lump sum, design and build or management contracting to fulfil the requirements based on time, cost and quality. Suitable procurement leads to better Construction Management.

Tendering is part of Construction Management as the process builds the contractual relationships of the developer and contractor as well as the contractor with sub-contractors. Tendering will include the factors affecting the process and the evaluation of the tender from contractors and sub-contractors. A tender will be awarded to the contractors or sub-contractors who comply with the needs of the construction process technically and financially.

Construction Technology is the basic knowledge for stakeholders to understand the materials, construction method and improvement that is needed for the building. Knowledge of the construction industry is needed to build the architect’s design to reality. The few examples are KLCC Twin Towers in Malaysia which is a high rise concrete building, Taipei 101 which is a tall building that can stand tall in Taiwan even though there may be an earthquake and Burj Khalifa which is the tallest building in Dubai. All these designs can be realised with the use of construction technology on materials, construction method and advancement in construction.

Site Management is essential as the productivity of the labour, the control of materials and tools, the number of machines and the sequence of work to achieve the target on time need to be closely monitored. Site safety is another essential factor for best practice in site management so that labour will work safely while productivity will be better.
