Expert: Real Estate Buyers More Cautious Despite Low-priced Opportunities

An expert from the Cambodia Valuers and Estate Agents Association (CVEA) recently explained that real estate buyers in Cambodia are becoming more cautious despite the opportunity to buy at low prices. This is one of the reasons why the number of sales and purchase transactions in 2020 has dropped.

According to CVEA Real Estate Investment Advisor Keam Seaklong, the COVID-19 pandemic is indeed an opportunity for those who have a long term vision or, in other words, those who have high level of cash flow and expect long-term returns. However, given the opportunity, the market seems to stay quiet.

“Actually, there are two main reasons why the number of transactions dropped despite the low-priced opportunities. The first and the most important one is that buyers are more cautious in picking the property. Though there are many below-market-priced properties on sale, they buy only those with high potential,” said Mr Seaklong.

“Another reason is that we lost almost all the foreign investment inflow due to COVID-19. This is also another large contribution to the decrease in the number of buying and selling transactions,” he added.

Nevertheless, Mr Seaklong remains optimistic that the real estate market will recover in 2021 due to the introduction of vaccination.
