Why Is Toul Kork District First Choice for Residential Living?

Toul Kork is one of Phnom Penh’s districts known as the most popular area for residence after Boeung Keng Kang and Chamkarmon district.

Among the 10 communes of the district, two main communes, Boeung Kak I and Boeung Kak II, are most popular for residence with good infrastructures, especially the 3 main business roads: St. 289, 315, and 337.

Commenting on Toul Kork district, Seak Neardey, Head of Valuation at Key Real Estate, said: “Tuol Kork district has many improved roads connected with many main access roads such as Russian Boulevard, Mao Tse Tong Boulevard, Street 271, Street 182 and other business roads.”

Mr Neardey added Toul Kork can be considered the most popular district for a residential area in the heart of Phnom Pent thanks to its many huge development projects such as high-rise commercial buildings, condos, serviced apartments, shops, international schools, and well-connect infrastructure to support every day’s living. The beauty of this district lies in the big houses, villas, and improved infrastructure.

Because of its strong development, the real estate market in this district keeps increasing from year to year. There have many commercial and well-known buildings such as DeCastle Condominiums, Nobeless Condo, TK Avenues, TK Central, TK star condominium, HCN Mall and Residence, SAMAI square, Royal Platinum Condo, all located within the Commune of Boeung Kak I and Boeung Kak II.

Based on the survey by Key Real Estate in the first semester of 2021, land prices in Toul Kork district along the main road approximately ranges from US$3,500 – US$5,500 per sqm and along the sub-main road from US$2,000 – US$3,000 per sqm. Land price in the district is expected to increase 5% annually.

Meanwhile, Roshan Lal, Director of Rentex Property Service, said: “Toul Kork is well-known for its bigger roads access, and more local wealthy elites live in this district as compared to Chamkarmon and other locations of Phnom Penh city.”

Toul kork is the first choice for those who are looking for private residence. In comparison to other parts of the CBD area, Toul Kork has much more potential in terms of landed rental properties, added Roshan.

In the next 5 years, he believes that Toul Kork will be the next larger CBD area and most central location in Phnom Penh compared with Chamkarmon or BKK.
