Real Estate: What & Where to Invest in 2022?

After the number of COVID-19 cases dropped and the government announced the country’s reopening on 1 November, many real estate analysts are optimistic that the market will significantly recover in 2022.

President of Cambodian Valuers and Estate Agents Association (CVEA) Chrek Soknim has projected that the real estate market in Cambodia will see considerable growth in 2022, especially after Chinese New Year, with a 30% – 40% increase in foreign investors expected. (Read more)

However, for general investors, the question remains of where and what to invest in?

Chrek Soknim stated that the most important point to help investors make a profit in real estate investment is to clearly understand about your own financial situation.

“For those who have decent cash in hand can consider investing in land plots on the outskirts of Phnom Penh in areas along the NR3 and NR4. Investing there can give quite high returns in a short period,” said Mr Chrek.

“However, those with high cash flow can invest in land located closer to the city, such as in Phnom Penh Thmey or Sen Sok areas. Land there can give will also get high profits, but the investment capital is also high,” he added.

Mr Chrek also suggested that those who have less cash can consider investing in land in Kampong Speu or other provinces where the NR4 passes by. However, the investment will take a long time to get a return because those areas are still developing.

“For those who do not have cash in hand and prefer to invest with a bank loan should invest in a house or condo rather than land plots. Houses or condos can give you a monthly income from rent to pay off the bank. If you invest in land plots, you might face challenges with the interest rate,” he added.

Meanwhile, for condos and homes, the southern part of Phnom Penh is an ideal location.
