Bentley SYNCHRO 4D Helps Deliver West Coast’s Largest Hotel Six Weeks Ahead of Schedule

A joint venture between Mortenson and McCarthy has completed the Gaylord Pacific Resort & Convention Center in Chula Vista, California, six weeks ahead of schedule by leveraging Bentley Systems’ SYNCHRO 4D construction planning software.

The USD 1.3 billion development is now the largest hotel construction project ever completed on the U.S. West Coast, demonstrating how digital construction technology can improve collaboration, planning, and project delivery on a massive scale.

Built across a 36-acre site, the resort features 1,600 guest rooms, a water park, and 477,000 square feet of convention and event space. The project required coordinating two complex structures—a concrete hotel tower and a steel convention center—while allowing portions of the facility to open early for operational readiness.

Using SYNCHRO 4D, the project team linked more than 3.2 million model elements to over 36,000 construction activities, giving more than 100 team members real-time visibility into schedules, sequencing, and trade coordination.

The digital workflow supported hundreds of coordination meetings, including more than 800 daily planning sessions, while also enhancing safety by modeling scaffolding and fall protection systems before construction began. Regular comparisons between planned and actual progress helped keep the project on track, enabling completion in just 34 months instead of the planned 36 months.

Beyond delivering the project ahead of schedule, the resort is expected to generate approximately USD 500 million in annual economic impact and create more than 4,000 permanent jobs.

Following the project’s success, Mortenson has adopted SYNCHRO 4D as a standard planning tool across its sports operating group, highlighting the long-term value of digital construction technologies in improving collaboration, efficiency, and project performance.
