Boeng Kak Ti Pir Largest Shareholder in Rental Apartment Supply in Tuol Kouk

While Tuol Kouk District is potentially strong in almost every aspect in property sector, Boeng Kak Ti Pir has captured the highest share of rental apartment supply.

This reflect the recent real estate report compiled by one of Cambodia largest property appraisal Vtrust Appraisal Cambodia showing that apartment in Sangkat Boeng Kak Ti Pir has become the largest market leader among other Sangkat in Tuol Kouk District.

Of the 1450 units of available rental apartments across Tuol Kouk District, Boeng Kak Ti Pir accounted for about 54% of the total rental market, an equilavent to about 773 units or 29 projects, in the 10 Sangkat of Tuol Kouk.

This high market share came as the district is experiencing rapid development trend for commercial activities.

Speaking with Construction&Property Magazine on 15 November, 2018, Mr Hoem Seiha, Director of Research at Vtrust Appraisal Cambodia, said Boeng Kak Ti Pir holds the largest share because the area is close to the Central Business District (CBD) in Phnom Penh as well as many other factors.

“Rental apartment in Boeng Kak Ti Pir area received a lot of rent because various projects such as international schools, commercial centers, as well as hospital have been built there … so people are moving to live in that area” he said.

With the growing numbers of residents moving to the area, there has been a rise in rental price for apartment in Boeng Kak Ti Pir, higher than any other area in Tuol Kouk.

According to Mr. Hoem Seiha, rental price for one-bedroom apartment in Boeng Kak Ti Pir range in average between US$500 to US$800 per month, highest compared to other Sangkat in the district.
