17 Condos in Total of 13,000 Units to Rise in Phnom Penh This Year

According the report by CBRE Cambodia, at least 17 condominiums or about 13,000 units are expected to complete the construction and to open for service in Phnom Penh within this year.

Those 17 condos are Prince Central Plaza (918 units), One Park Residence ( 1,636 units), One 18 Residence (705 units), Star City (1,697 units), D.I. Riviera A&B (705 units), TK Royal One (143 units), Bodaiju Residence A&B (372 units), Axis Residence (556 units), North Park Condominium (185 units), Sky 31 (230 units), Sky Villa (256 units), The Bridge (762 units), The Penthouse (458 units), Diamond Twin Tower ( 322 units), Skylar by Meridien (175 Units), Embassy Central ( 117 units), and 352 Platinum (130 units).

If the 13,000 units are completed as predicted, the total condo supplies of year 2018 will increase about 151 percent comparing to the current unit in Phnom Penh now is 8,600 units.

With this high amount of units, CBRE has estimated that oversupply will be seen in some locations but not widespread. Meanwhile, the price is expected to fall by 11 percent and 4 percent respectively for affordable and mid-range condo. But, surprisingly, the high end condo will rise by 3 percent.

The median price per square foot on condominiums in Phnom Penh was USD1,350 for affordable condos, USD2,600 for mid-range and USD3,200 for high-end, according to the study.
